Genesis Cos. and Lemor Development Group have secured financing through NYCHA's PACT program for a $383.6M project to renovate over 600 units at the Frederick Samuel Apartments in Harlem. Construction will span three years, with phased renovations allowing 1,200+ residents to stay in place. Upgrades will include lighting, windows, flooring, and new heating systems. This initiative marks the first PACT project awarded to a minority-owned development team and reflects a commitment to affordable, quality housing. The project is part of NYCHA's broader effort to improve 37,000+ units under PACT to ensure safe, sustainable communities.
